Please read these terms and conditions carefully before using our website or booking a stay at Banks Treehouse.

About Banks Treehouse

Banks Treehouse is a vacation rental property located in Banks, Idaho, operated by Rusty Hill. Bookings are currently managed through Airbnb. This website provides information about the property and supplementary services.

Booking & Reservations

All reservations are currently made through our Airbnb listing. Bookings are subject to Airbnb’s terms of service, payment processing, and cancellation policies in addition to these terms.

Cancellation Policy

Cancellation terms are governed by the policy listed on our Airbnb listing at the time of booking. Generally:

Free cancellation within 24 hours of booking
Partial refund if cancelled at least 7 days before check-in (minus service fee)
No refund for cancellations less than 7 days before check-in

Please refer to your Airbnb booking confirmation for the specific policy applicable to your reservation.

Property Rules

By booking a stay at Banks Treehouse, you agree to the following rules:

Maximum occupancy: 2 guests
Check-in: After 3:00 PM (self check-in with smartlock)
Check-out: Before 11:00 AM
Minimum stay: 2 nights
No pets: To protect the property and local wildlife
No smoking: Anywhere on the property, for fire safety
No parties or events
Quiet hours: 10:00 PM – 8:00 AM

Liability & Assumption of Risk

Banks Treehouse is a unique property with inherent characteristics that guests should be aware of:

Treehouse stairs: The stairs to the loft bedroom are steep and ladder-like. Guests assume the risk of using them.
Hot tub: Use at your own risk. Follow all posted safety instructions. Not recommended for guests with certain medical conditions.
Fire pit: Open flame — exercise caution. Do not leave fires unattended. Follow all fire safety guidelines.
Lookout treehouse: Climbing to the lookout is at your own risk. Use caution.
Wildlife: The property is in a forested area with wildlife. Do not approach or feed wild animals.
Weather & road conditions: Winter conditions may require 4WD or chains. Banks Treehouse is not responsible for road conditions.

To the maximum extent permitted by law, Banks Treehouse and its operator shall not be liable for any personal injury, property damage, or loss arising from your stay, except in cases of gross negligence.

Damage & Security

Guests are responsible for any damage to the property during their stay beyond normal wear and tear. Damage may be assessed and charged through Airbnb’s resolution process.

Intellectual Property

All content on this website — including text, images, design, and branding — is the property of Banks Treehouse unless otherwise noted. You may not reproduce, distribute, or create derivative works without written permission.

Changes to These Terms

We reserve the right to modify these terms at any time. Changes will be posted on this page with an updated date. Continued use of the website or property constitutes acceptance of the revised terms.
